The advisory fee is 12% plus VAT at 25% (15% with VAT at 25% included) of the client's declared intended investment amount for the purchase and interior furnishing of a luxury villa in Croatia. The advisory fee covers the full arc of your acquisition—from initial assessment through villa selection, construction quality due diligence, interior furnishing, and every decision that precedes the moment the villa becomes yours to inhabit and transmit. It is non-refundable and payable in full prior to the commencement of any advisory engagement, and applies regardless of the outcome of the engagement—whether the client ultimately decides not to proceed with a purchase, or whether we advise against proceeding with a particular purchase following villa due diligence, or against proceeding at a particular time. Should the final purchase price and furnishing cost exceed the client's declared investment amount by more than 15% (without VAT at 25%), the advisory fee will be recalculated proportionally for the excess. The engagement is valid for eighteen (18) months from the date of the advisory fee payment. Should the engagement continue beyond this period, a new advisory fee becomes payable, calculated at 12% plus VAT at 25% (15% with VAT at 25% included) on the client's declared intended investment amount remaining at that time—whether that comprises the full scope or only the outstanding portion, such as interior furnishing alone—and this renewed engagement is likewise valid for eighteen (18) months. The engagement moves at the pace the client sets. No stage proceeds without your explicit readiness to proceed, and no decision is made under pressure of time—ours or anyone else's. The eighteen-month period is not a deadline imposed upon the process; it is a boundary that protects the integrity of the engagement for both parties. Within it, there is room for the deliberation that a decision of this weight deserves. The advisory fee—settled via bank transfer exclusively in Euros—is entirely independent of any commissions or fees paid to other parties involved, ensuring that our counsel remains wholly impartial and devoted to the client's interests alone. Every advisory fee is likewise received in accordance with applicable financial regulations and accompanied by the documentation that genuine integrity demands. All bank transfer fees and related costs incurred during the engagement are borne by the client. These are the terms. What follows them—and what precedes them, and what surrounds them at every stage—is something no terms can fully capture. For the discerning client, we are here exclusively. And when the engagement concludes—when the villa is found, the foundations verified, the rooms inhabited—we do not withdraw. The bonds this practice forms with its clients are not contractual in nature. They are built from the same material as the work itself: slowly, carefully, and with the intention of lasting decades.
